Travelodge Hotel Cheshire Oaks
Elementa worked with Legal and General (L&G) to help develop this site which includes a 75 bedroom Travelodge and 7,100 ft² of retail space split between two units.
The scheme had been given approval under the 2006 building regulations, but L&G took the bold decision to look again at the scheme in association with the Part L 2010 requirements prior to project commencement. Elementa carried out a full 2006 to 2010 Part L review, covering energy, carbon and cost for upgrade in conjunction with providing a new energy strategy for the scheme. Based on an economically enhance option, L&G moved forward with the scheme to Part L 2010 with the added requirement of meeting BREEAM Excellent based on initial BREEAM consultancy provided by Elementa.
CHP provided an energy saving for the development of 41% when compared to the statutory requirement of 10%. It also provided a CO2 saving of 17% allowing maximum achievement of BREEAM credits for renewables. The scheme achieved an EPC rating B and has achieved a BREEAM rating of Excellent, the first project that has reached this status for L&G outside of London.
Elementa provided building regulation, building modelling, construction element, energy and CO2 advice. This was transposed in to an advisory and reporting service for planning as well as a performance design and specification for tender. Elementa acted as the clients checking consultant during construction.We also provided utility advice and application service and management in association with the main contractor.
We provided the client with pre assessment BREEAM advice and then enhanced our service to BREEAM Champion and BREEAM accredited professional during the construction process, helping the client manage achievement of BREEAM excellent which was under the responsibility of the main contractor.
